Hodges Design was founded by Roger Hodges on the principle of project stewardship. This stewardship integrates market realities with value-adding, experience-rich, community-building concepts that offer an efficient use of land, flexibility to adapt to ever-changing market conditions, and resistance to economic downturns.
Hodges Design helps conceptualize projects with an emphasis on providing continuity and oversight over the lifespan of a master plan, preserving the big picture while adapting to and integrating changing needs. We also emphasize finding added value for the developer and resident alike by implementing concepts such as the careful placement of segmentation, type and distribution of amenities, and connection of major destinations.
Community Design
From a parcel to a neighborhood to a new town, community design must conceptualize and integrate the needs of all scales. We hold as first principles the human need for diversity & balance, human scale, sustainability, conservation & restoration, neighborhood & community.
Land Planning
A whole team of consultants will play their roles during a land plan’s design and buildout. Hodges Design can lead the formative stages of setting a vision and goals for a master plan. Even more importantly we specialize in being an ongoing member of the team that constantly refines and re-fits the master plan to best meet the always changing opportunities and challenges that each season brings. Hodges Design never sees a master plan as finished, but as a living, growing place.
Hodges Design’s particular emphasis in community-building is in helping clients bring vision statements, bubble diagrams, and renderings to financially sound, approvable plans ready for engineers to plat and builders to place product upon. We integrate components from the scale of the parcel to regional land use planning, working with clients from a conceptual beginning of considering a site, through scenario planning. Key services we coordinate with clients’ pro forma requirements include capacity and infrastructure delivery analysis, product segmentation and yearly absorption.
Team
Hodges Design is purposely small, to provide key services with the maximum flexibility, accountability, and responsiveness. We also maintain a network of colleagues and full-service firms, such as Mr Hodges’ previous employer KayVictor, with whom we can instantly size up for large work flow or to access specific niche skillsets.
